The new place looks comfy. Can you access the backyard? I like the decor altho I am a toilet seat up person myself.

I was afraid somebody would notice that toilet seat. Not very House and Garden of me not to have the lid down, but you think I should have the seat up in honor of male guests? That's a new one.

I definitely own 1/4 of that back yard. Other owners in the building have marked off their quarters, and have to walk through my quarter to get to theirs, but I'm permitting it. For the time being anyway.

Have to say, you have good taste in colors and I like the pictures.
"It may be small but it is my palace," was said to me many years ago. You don't have the southern drawl at all. I liked the tour.

Nice and tidy. I recognized a few of your "keeper" pieces. What's the little statue near the window...OSCAR?
EMMY? You had good color in your cheeks too, musta been hot .

What's the locality relationship to your recent stomping ground? blocks? miles? Can you still see the river?

The Oscar was a gift from my theatre company in Switzerland when I left. Sort of a gag gift, sort of not. The company stayed together another ten years after I left but finally gave up the ghost. Above the Oscar is a picture on the wall of me in my swan song there, The Gingerbread Lady. Usually I directed, planned the season, did publicity, sold ads for the program, etc., and seldom got a chance onstage.

I'm probably less than a mile from my previous apartment, but it's like a whole other city here. Walking distance--everything is walking distance, and we do a lot of walking in Hoboken.

The rosy cheeks are chronic Rosacea, the bain of my life, but if you want to call it "color" that's okay with me.

Very nice--I like it. I lived at 718 garden street. I had the basement and the 1st floor, 8 large rooms total. If the other tenants wanted to use the yard, I made them climb down the fire escape to get to the yard. NO GOING THROUGH MY HOUSE TO GO TO THE YARD. They may not like it but they will get over it. After a while you will have da whole yard to ya self. Don't let em do it, put ya foot down NOW.

They don't have to walk through my apartment to get to the yard, they have to walk through my portion of the yard to get to their portion of the yard. It's divided into quarters. Actually, half of my section is common space, because it provides access to their space. Not the best arrangement, but we're all friends in this little house--so far. Blocking them from their garden would create big problems. I doubt if we'll ever all have parties in the back yard at the same time, and if we do, then we'll have one great big party.

I am amazed and not a little jealous that it is so beautifully put together so quickly. I have been in my place 9 years and still have yet to hang all the pictures.

I love it, I love it! You crack me up, Mary Lois!! In feng shui, they say to keep the whole seat down so your money won't go down the drain. Can't do any harm now, can it?! I'd love to come chat in your living room while you make me some biscuits!
